What Causes Mortgage Payment Adjustments?

 

Why Your Mortgage Payment Might Change

 
Your monthly payment can change depending on whether your account is escrowed or non-escrowed:
 
Escrowed Accounts
 
The most common reason for a payment change is an increase in property taxes or homeowners insurance premiums.
You can learn more by reviewing your escrow analysis, which explains how these changes affect your payment.
 
Non – Escrowed Accounts
 
If your account is not escrowed, your payment may change due to a loan modification, loan recast, or a scheduled interest rate adjustment.
 
To see the exact details, check your latest monthly statement.

Understanding Grace Periods and Payment Timing

 

Grace Period

 
You have a grace period after your payment due date during which you can make your payment without incurring a late fee.
 
♦ The length of the grace period is specified in yourLoan Note.
♦ You can also check your monthly statement to see when late fees may begin to apply.
 
Late Payments
 
If your payment is not received within the grace period , a late fee will be charged to your account, as outlined in your Loan Note.

Tip: To avoid late fees, consider setting up recurring monthly payments.

How to Set Up and Manage Recurring Payments

 

Managing Recurring Monthly Payments

 
Setting Up
 
You can set up recurring payments in two ways:
 
♦ Log in to your ADHome online account and enable recurring payments. Payments will be automatically deducted starting next month.
♦ Alternatively, download and complete the ACH form, then email it along with a voided check to servicing@admortgage.com for faster processing.

Note: If you set up autopay after your grace period ends, make sure the current month’s payment is covered.

 
Example:
Your grace period is 16 days, and you schedule autopay for 01/20/2025. Since this date falls outside the grace period, a one-time payment will be needed to cover January. The autopay scheduled for 01/20/2025 will then apply to your February payment.
 

There is no fee for setting up recurring payments.
 
Making Changes
You can update your bank details, change your payment date, or cancel recurring payments through your online account.
If you need help, feel free to give us a call.
 

Unexpected Changes to Payment Amount
 
Your automatic payment amount may change due to:
Escrow shortages
Interest rate adjustments
Active mortgage assistance programs

 
If this happens, we’ll update the payment amount accordingly.

How to Make a One-Time Payment

 

You can make a one-time payment in two simple ways:

 
♦ Through your ADHome online account(link)
♦ Or by calling us directly
 

There is no fee for making a one-time payment.

 
Types of Payments You Can Submit
 
We accept the following payment types:
♦ Monthly payment
♦ Principal-only payment
♦ Additional escrow payment (to cover shortage or make an additional deposit)
♦ Fees-only payment
 

You can submit up to $20,000 in a single transaction.
For payments over $20,000, please use a wire transfer.

Mailing a Payment

 

To mail your payment, please follow these instructions:

 
♦ Make your check payable to A&D Mortgage.
♦ Include your loan number in the memo line.
♦ If you’re sending additional funds for principal-only or escrow, please clearly indicate the purpose on the check.

Amortization Schedule Information

 

What Is an Amortization Schedule?

 
An amortization schedule is a detailed breakdown showing how each monthly mortgage payment is applied toward principal and interest throughout the life of your loan.
 
How to access your amortization schedule?
You can request your original or current amortization schedule by emailing servicing@admortgage.com.
 
Impact of Extra Payments
Making additional payments toward your principal balance can help you:
Shorten the term of your mortgage
Reduce the total interest paid over time
 

Note: To significantly reduce your loan term, your extra payment should be equal to or greater than the principal portion of your current monthly payment.

 
This doesn’t mean you can’t submit smaller amounts — just keep in mind that the change may not be immediately visible.
