What You Need to Know Right Away
♦ No late payment fees for 60 days from your transfer date if your payment was made to your previous servicer.
♦ Your next payment should be sent to A&D Mortgage at the address in your Welcome Letter.
(If you already paid your previous servicer, don’t worry—your payment will transfer automatically.)
♦ If you had automatic monthly payments, they will continue with us.
(There may be a slight delay in the first draft, but no late fees will apply during the 60-day grace period.)
♦ If you have an escrow account, your escrow balance will transfer automatically, and we’ll begin making tax and insurance payments for you.
Important: You’ll need to notify your insurance company about the transfer and update the Mortgagee Clause on your policy.

Your Transfer Details
♦ There may be a delay of up to 10 days in the first auto-draft, but no late fees or credit impact if your payment was made to your previous servicer.
♦ After this period, payments will draft on the regular schedule.
♦ You will have a new loan number, included in your Welcome Letter.
Credit
♦ No late fees or negative credit reporting during the first 60 days after your transfer date if payment was made to your previous servicer.
♦ Your prior servicer must forward any payments you make to them for 60 days after the transfer.
Escrow
♦ If you had an escrow account, we’ll continue making tax and insurance payments promptly.
♦ If there are changes to your escrow payment after an analysis, we’ll notify you.
♦ Manage your escrow easily through the ADHome Portal or email us at escrow@admortgage.com.

♦ You’ll receive your first billing statement within 30 days of loan activation.

You should have received a “Goodbye” Letter (Notice of Servicing Transfer) from your previous servicer when your loan was transferred to us.
♦ This letter includes your official transfer date and typically arrives about 15 days before that date.
When Will You Receive Your Welcome Letter?
About two weeks after your transfer date, you’ll receive a Welcome Letter from us, which includes:
♦ Your Welcome Letter
♦ Your new loan number
♦ The due date of your next payment
♦ Steps to register for the ADHome Portal
♦ Our contact details
If you had automatic draft payments (through ACH) set up with your previous servicer, both the Goodbye Letter from them and the Welcome Letter from us will indicate whether those automatic payments were transferred and will continue.
♦ Your previous servicer will confirm if your ACH transfer will carry over to A&D Mortgage LLC, and we will also confirm this in your Welcome Letter.
♦ Your first automatic payment may process on a different date, but future payments will follow your regular schedule.
♦ If your automatic payments did not transfer, you can sign in to your account and quickly set up a recurring payment.
You’ll need to inform your insurance company that your loan has been transferred to A&D Mortgage and that they will now receive payments from us.

If you had optional insurance products (such as life insurance or disability coverage) through your previous servicer, these policies may not transfer and could be canceled.
We recommend contacting your insurance provider to confirm and, if needed, arrange direct payment for these policies.
