New Ways to Get Ahead on Foreign National Loans

Working with Foreign National borrowers comes with its own set of challenges. AD Mortgage is changing that. We are continuously expanding our Foreign National programs so that our partners have more tools and flexibility to close the deals. Today, that means two new enhancements that open doors for borrower profiles that were previously difficult or even impossible to qualify.

The International Second Home Buyer

A foreign national client who earns documented income abroad and wants to purchase a vacation or lifestyle property in the U.S. – not to rent out, but to use personally. Previously, only investment properties were eligible. Now, Second Home occupancy unlocks this scenario.  

This naturally fits the needs of high-earning professionals or business owners from Canada, Latin America, or Europe who visit the U.S. regularly and want a place to call their own. 

The Asset-Rich, Income-Light Foreign National

A foreign national with substantial assets held at a U.S. or Canadian financial institution, but whose foreign income is difficult to document or simply insufficient on paper. Asset Utilization allows these assets to serve as a qualifying income source, with no CPA letter needed for the income piece.  

A strong fit for retirees, investors, or HNW (high-net-worth) individuals who are cash-rich but show limited traditional income.
