In today’s high-rate environment, cash-out refinancing may be less attractive for homeowners looking to access their equity. Second liens offer a compelling alternative – and AD Mortgage is making them even more competitive with better pricing, higher loan amounts, and greater flexibility. Note that the improved pricing is available for owner-occupied properties only.

Better Terms on Second Liens: What is New?

With 30-year mortgage rates above 7%, homeowners have good reason to preserve their existing loans: 49.1% of outstanding first-lien mortgages carried rates below 4% in Q2 2026. Meanwhile, homeowners held $11.7 trillion in tappable equity, according to the ICE Mortgage Monitor report.

Second liens allow homeowners to unlock their home equity without replacing an existing low-rate first mortgage. Throughout November, partners can offer clients even more financing flexibility with our improved terms, including:

  • 50 bps in pricing improvement for owner-occupied properties
  • Higher loan amounts up to $750K for all property types
  • Higher CLTVs available
  • Bank Statement, Asset Utilization, WVOE & 1099 alt-doc types accepted

Wholesale and Correspondent Plus business channels are eligible for this offering.

How to Receive an Extra 50 bps

Improved pricing is available to Approved Partners in three steps:

  1. Log in to the AIM Partner Portal
  2. Select an eligible owner-occupied second lien loan
  3. Lock the loan by November 30, 2026, and the 50-bps pricing incentive will be applied automatically

‘We’re seeing a lot of homeowners decide to stay put rather than buy a new home at a higher rate. A second mortgage helps them make that decision work: renovate, add on, or consolidate higher-interest debt into one predictable payment.

That’s where a closed-end second stands out. Unlike a HELOC, the borrower gets a lump sum with a fixed rate and a fixed payment from day one. There’s no variable rate and no payment surprise when a draw period ends. It’s a simple, stable way to put the equity to work.’

No Title, No Appraisal for Second Liens up to $250K

To make the process easier, eligible loans up to $250K across Wholesale and Correspondent Plus can close faster and with reduced costs.

  • Eligible loans up to $250K can now qualify for a Title Search option instead of a full title policy. That means lower settlement costs and faster closings for your borrowers.
  • No traditional appraisal is required — just two Automated Valuation Model (AVM) reviews with a 90% confidence level and a Property Condition report. This helps accelerate the process even further.
