One of the things I enjoy the most about being a Mortgage Loan Officer is helping people get closer to becoming homeowners. But the truth is, not every borrower who comes to us is ready to buy a home right away.
Sometimes they have credit challenges. Sometimes life happened and they had late payments. And sometimes they simply don’t know what they need to do to get in a better position.
I had a borrower in this situation. Late payments were affecting the credit profile and the borrower was not able to qualify at that moment.
For me, that didn’t mean the conversation was over.
It meant we needed a plan.
Don’t Just Look at the Credit Score
One of the first questions borrowers normally ask is, ‘What credit score do I need to buy a home?’
Of course, the credit score is important, but as Loan Officers, we know there is much more behind an approval.
We need to look at the complete picture: payment history, debts, income, assets, debt-to-income ratio, recent credit activity, and, of course, the loan program we are trying to use.
In this borrower’s situation, the late payments were creating a problem. Instead of just saying, ‘You don’t qualify,’ I wanted the borrower to understand why and what we could possibly work on.
There is a big difference between saying ‘no’ and saying ‘not yet.’

We Created a Plan
I worked with the borrower to create a credit improvement plan focused on the issues that were affecting the mortgage qualification.
This wasn’t about promising a certain credit score or saying that I could ‘fix’ the borrower’s credit. As Loan Officers, we need to be careful with that.
My goal was to educate the borrower and explain what I was seeing from the mortgage side.
We talked about the importance of making payments on time, being careful with new debt and credit inquiries, and making financial decisions with the future mortgage in mind.
Then came something that I believe is very important: follow-up.
I didn’t just tell the borrower what to do and disappear.
We stayed connected.

Don’t Forget About the Borrowers Who aren’t Ready Today
As Loan Officers, we naturally get excited about borrowers who are ready to go now. They can get pre-approved, start shopping, and hopefully get to the closing table soon.
But what about everyone else?
I think sometimes we are too quick to move on from a borrower because the loan doesn’t work today.
That person may still become a homeowner. They may just need time, information, and someone who is willing to guide them through the process. Instead of telling someone, ‘Call me when your credit gets better,’ I prefer to give them an idea of what we need to work on and stay in communication.
For the borrower, that makes the process feel possible instead of feeling like another rejection. And for the Loan Officer, you’re building a relationship instead of losing a potential future client.
The Plan Paid Off
After working on the credit challenges and giving the situation some time, we reviewed everything again. This time, the borrower was able to qualify. That was a great feeling because I knew where we started.
It wasn’t an easy file that came to me ready for a pre-approval. We had to work toward it. And I think that’s something important to remember in this business: not every success story starts with a ‘Congratulations, you’re pre-approved!’
Sometimes it starts with a difficult conversation. Sometimes it starts with explaining why the numbers don’t work today. And sometimes it starts with saying, ‘Let’s see what we can do to put you in a better position.’
‘Not Yet’ Can Become a Future Closing
There is also a business opportunity here for Loan Officers.
The borrowers who don’t qualify today shouldn’t automatically be forgotten. Keep good notes. Follow up. Check on their progress. Be available when they have questions.
Some borrowers may need a few months. Others may need longer. Every situation is different, and of course, there is never a guarantee that someone will eventually qualify.
But if there is a realistic path, why not help them understand it?
When that borrower is finally ready, who do you think they are going to call?
Most likely, the person who took the time to help them when they weren’t ready.

My Biggest Takeaway
This experience reminded me that being a Loan Officer is not only about getting someone from application to closing.
Sometimes we meet borrowers much earlier in their journey.
Every loan officer will meet borrowers who aren’t ready today. The difference is how we respond. We can simply say ‘no’ and move on, or we can take the time to educate, encourage, and help them prepare for the future. Sometimes that extra effort doesn’t just create a future homeowner. Instead, it creates a lifelong client relationship.
My borrower started with late payments affecting the ability to qualify. We identified the challenge, created a plan, stayed in contact, and eventually the borrower qualified.
That’s why I try not to look at every difficult file as a ‘no.’
Sometimes the answer is simply:
‘Not yet. Let’s work on getting you there.’
