This pricing enhancement applies to both Non-QM loans and DSCR loans, providing high-credit borrowers with more attractive terms.

  • DTI (Debt-to-Income Ratio): Up to 55%
  • Documentation Options: 1Y & 2Y Full Doc, 12 & 24 Bank Statements, 1Y & 2Y P&L, Asset Utilization, WVOE, 1099
  • Reserves: Minimum of 3 months required; Gift funds for reserves allowed
  • Borrower Contribution: 0% for Owner-Occupied, 20% for Non-Owner Occupied
  • Eligible Properties: Condos/NY up to 90% CLTV, Condotels allowed
  • Credit Event: 24 months out

DSCR Program Highlights

  • Minimum FICO: 620
  • Loan Amounts: Up to $3.5 million
  • Max Cash-in-Hand: $500,000 for CLTV > 65%; $1 million for CLTV ≤ 65% to ≥ 55%; No limit for CLTV < 55%
  • Loan Terms: 30 & 40-year Fixed, 5/6 & 7/6 ARM options
  • Income Verification: No income or employment verification required
  • Eligible Borrowers: Non-Permanent Residents, ITIN, and Foreign Nationals allowed
  • Eligible Properties: 1-4 Units, Condotels, Mixed-use, and Multi-family (5-8 units) allowed
  • Borrower Contribution: Minimum 20%
  • Gift Funds: Allowed for down payment and reserves
