Qualifying files go through the standard submission and underwriting workflow. Apex Prime is available through AD Mortgage’s Non-QM AUS, which makes the process faster and more predictable. Apex Prime files receive better pricing than they would under standard Non-QM guidelines.

Some self-employed borrowers have no problem qualifying through standard tax returns. Others show a stronger income picture through 12 or 24 months of bank deposits, once business expenses are factored in. Apex Prime supports both paths, and for a borrower with a FICO of 680 or above and a clean two-year history, either documentation type can provide them with top-tier Non-QM pricing.
Independent Contractor with Consistent 1099 Income
Best-fit program: 1099.
Contractors and consultants often have income that is easy to document and hard to place in a conventional loan. A solid credit profile and steady 1099 earnings are enough to qualify for Apex Prime. With AD Mortgage, this borrower won’t have to pay a rate premium because their income does not come with a W-2.
Asset-rich Borrower with Limited Traditional Income

Apex Prime is a pricing tier within AD Mortgage’s core Non-QM programs – Full Doc, Bank Statement, 1099, and Asset Utilization. Files that meet the Apex Prime criteria receive more competitive pricing than they would under standard Non-QM guidelines. It is available through all business channels. Apex Prime is available to borrowers with a FICO score of 680 or above, a DTI of 45% or below, and a clean 24-month housing history with no rent-free situations. The property must be a single-family residence, PUD, or a 2-4 unit property – non-condo, non-rural. CLTV is up to 80% on owner-occupied properties and up to 75% on investment properties and second homes. Both purchase and refinance transactions are eligible. Condos, condotels, and rural properties are ineligible. Apex Prime does not allow P&L or WVOE income, ITIN borrowers, or IO/ARM loan structures. Borrowers with credit events less than 48 months seasoned do not qualify, and rent-free housing history isn’t accepted. Log in to AIM and complete all required information, including the Loan Information section and the 1003. Apex Prime requires a minimum FICO of 680, DTI capped at 45%, 0x30x24 mortgage history, no condos or rural properties, no P&L/WVOE, no ITIN.
