Though most people think of Florida as a sunny paradise filled with beautiful beaches and endless miles of coastline, it is far more diverse than that. It has more than 30,000 lakes, including one of the nation’s largest (Lake Okeechobee). It is home to the world-renowned Florida Everglades (nicknamed the River of Grass) and it has the most artesian springs and spring-fed rivers on the planet. So it’s no wonder that people flock to Florida to live but many of the larger metropolitan areas like Miami and Orlando can be very expensive. Check out our list of the 10 Most Affordable Places to Live in Florida to find your perfect place in the Sunshine State.

Top 10 Most Affordable Cities in Florida

10. Edgewater

Edgewater is a quaint little town located on Florida’s east coast, near Daytona Beach. There’s a lot to do in Edgewater, whether it’s camping at first-class campsites or visiting Orlando, which is just an hour away. It’s also a very safe community with plenty of job opportunities for those seeking work. And it is one of the cheapest places to live in the entire state.

9. Melbourne

Located near Cape Canaveral on Florida’s sunny Atlantic coast, Melbourne is a popular place for both locals and tourists, and young and old alike. Though primarily known for its pristine coastline, it also has distinguished museums and galleries, and a fashionable Arts District. If you’re looking for an affordable, medium-sized city that seems to have it all, Melbourne might be the place for you.

8. Homosassa Springs

If a more rural setting is your preference, than Homosassa Springs might be the community for you. Located just north of Tampa Bay, home and rental prices are well below the national average, making this small town an affordable place to live. And though it’s small, there’s plenty to do here, including snorkeling with manatees or visiting the exciting Wildlife State Park.

7. Bartow

Located in central Florida, about fifty miles from both Orlando and Tampa, Bartow is an affordable commuter’s paradise. Because of its location, it is an easy commute for work to these larger metropolitan areas. But there is also plenty to enjoy in Bartow proper. Known for its historical sites and exquisite architecture, Bartow also boasts museums, themed attractions, and local state parks.

6. Kissimmee

If living near Florida’s theme park hub (which is anchored by Disneyland and Universal Studios) is important to you, than Kissimmee might be your perfect choice. Its close proximity to Orlando is enviable and it is also extremely affordable, especially compared to other nearby communities. Plus, it has a thriving restaurant scene, and it’s a commuter’s dream.

5. Dunedin

Situated on Florida’s Gulf coast, just north of Clearwater, Dunedin is known for its white sand beaches, pine forests, and the ospreys that make their home at Honeymoon Island State Park. It offers a charming, laid-back lifestyle and it has excellent schools and a low crime rate. Plus, home prices and rental rates are very affordable. If that’s not enough, it hosts the annual Scottish Highland Games.

4. Dade City

Dade City is located in Pasco County and is part of the greater Tampa Bay Area. This small affordable town is home to numerous museums and there are also several universities nearby. In addition, there are national parks and hiking trails in the region. Home prices and rental rates are well below the national average, and it is a very safe place to live.

3. Gainesville

Home to the University of Florida and Santa Fe College, Gainesville is one of the largest cities in Florida, yet it is still surprisingly affordable. Big town amenities, small town prices. It offers many outdoor recreational activities, such as hiking trails, parks and lakes. It is also home to a distinguished museum. In addition, the job market in Gainesville is currently very favorable.

2. Cape Coral

Known as the “Waterfront Wonderland,” this charming town is not only one of Florida’s most affordable places but it is also one of the safest. Located in the southwestern part of the state near Fort Meyers, Cape Coral has an intricate system of canals which allow its residents to always be near the water. It is also known for its outstanding fishing if that’s something you enjoy.

1. Jacksonville

Jacksonville is the most affordable city in Florida and coincidentally, it also has the youngest population in the state. There are activities and features galore here including 22 miles of beaches, historic neighborhoods, world-class fishing, museums, parks, and a thriving restaurant and craft beer scene. It is also perfectly positioned in Northeast Florida at the intersection of I-95 and I-10, making it easy to get almost anywhere in the state conveniently.
